The Real Deal on Real Estate: Sands Point
The Village of Sands Point is a rural waterfront community less than an hour from mid-town Manhattan.
This is Part Three in a weekly series on the many different neighborhoods of Port Washington.
The Village of Sands Point is located on the northern tip of the Port Washington Peninsula, and is surrounded on three sides by water. It is a lovely community, consisting of high-end homes, gorgeous views, nature trails, historic preserves and more. What it doesn't have is any commercial enterprise of any sort, and the residents like it that way. Don't expect to find a home here for less than $1.25 million. There are currently 45 homes for sale in Sands Point, and the market is sluggish, with days on the market as high as three years.
But if you can afford a home here, it is a great place to live. There is the advantage of being 25 miles from Manhattan, about an hour from your door to Penn Station via the Long Island Railroad, and restaurants, shops, schools and other services and amenities all just a few minutes away in Port Washington.
One of the major attractions here is Sands Point Preserve, with the historic homes of Hempstead House and Falaise remaining from Long Island's Gold Coast period, a time when prominent families built great mansions and large estates on Long Island. Guided tours, which provide a hint of an elegant time long gone, are available to the public.
Other events like the annual Medieval Festival and a program for children with autism called Hooves for Hope are held at the preserve as well. Sonny Garguilo, the designer of the program, trains his horses to be gentle, safe and quiet, and the children's involvement in the program can help foster their personal growth and achievement.
With the beautiful waterfront setting, commitment to preserving historic homes and the environment, and the proximity to services and mid-town Manhattan, the Village of Sands Point is certainly a great location to consider on the north shore of Long Island.
