This  Sands Point estate (MLS ID: 2479805) is modeled after a European villa. Built in 1912, it features a bit of history, according to Daniel Gale Real Estate Agent Francesca Morrocu Blass.

“World-renowned architect Addison Mizner designed this one-of-a-kind residence,” she said. 

Mizner was highly regarded in the 1920s and is perhaps best known for developing Boca Raton, Florida. Boca is also home to Mizner Park, a lifestyle center that features an amphitheater, museum, shops, apartments and offices.

The Sands Point home, Blass noted, “has been completely renovated and the amount of detail and millwork cannot be duplicated today”

“The flow between its interior rooms and the courtyard make it particularly suited for gracious entertaining,” she added.

Listed at $5.35 million and taxes of $43,072, according to AOL Real Estate, the home sits on 3.56 acres and offers winter water views. It has six bedrooms, seven baths and a large pool.

How can a 5 million dollar house pay only $43,000 in taxes. if that house was in Port North they would pay $81,000 in taxes. It seems the houses in Sands Point pay a smaller percentage in taxes or the houses are overvalued.

I think Bob Young is right. This home has been on the market for a while and has not sold so it probably is not worth over 5 million. In addition, according to Mulltiple Listing (MSLI.com), the taxes are over $52K. They often leave off VIllage Taxes. I guess to make you fall in love with the house before you figure out how much it will really cost. I have heard people say that Sands Poijnt taxes are low. I disagree, but you can look up any house you want as long as you know the address. It is public information. See for yourself. And make sure you add the Village taxes, I am not sure they list them on the county site either!

Actually the article did not include the village taxes of $9,395.29, but the good news is that the taxes have gone done. The total tax including the village is $50,887.01, for 3.5 acres! That is amazing, considering a property on Reid Ave just sold and the taxes are around $44,000 on a third of an acre. And I wouldn't relay on Zillow for any accurate information since they still list homes that have been sold over a year ago as still available. I would be more than happy to validate the price of this one of kind property. Francesca Blass(the listing agent)
