Real Estate Home Buyers: Who Does Your Agent Represent? Don’t settle, work with an Experienced Buyer Representative, ABR* and Licensed Broker.  Port Washington, Sands Point, Manhasset

Most Home Buyers contact Real Estate agents through Zillow, Trulia, Realtor.com, or the recommendation of a friend.  Before they know it, they’re being shown properties by this Agent.  Who does this Agent represent?  The Agent you’re working with must specifically state that they are:  A. representing you as the Buyer; B. Enter into a Buyer Brokerage Agreement and C. sign a New York State Disclosure Form for Buyer and Seller, reflecting they are acting on behalf of the Buyer.  If these issues are not addressed, then the Agent is by default working to get the best price and terms for the Seller!  Many Buyers find this out too late!  As a Licensed Real Estate Broker, Owner and ABR*, based in Port Washington, NY, specializing on The North Shore of Long Island, I hear the horror stories. 

Contact me now, at the beginning of your search and before the 2014 Seller’s Market.  This market will be significantly more competitive than the 2013 Seller’s Market, since sales and property values are clearly on the rise.  Keep in mind, interest rates are low today, but projected to rise at least 1.25% by August 2014. What is projected by me, NAR, Zillow & Trulia?  New Properties will be Listed at Asking Prices Close to their Market Value.  This strategy is the wisest route for Sellers; it creates multiple offers and bidding wars, getting the highest price for Sellers, as well as less Days On the Market for a quicker sale.  I prepare my Buyer Clients immediately with a Comparable Market Analysis, CMA report so they know the market value of the homes they will be viewing.  Then I refer my clients to one of my mortgage professionals or work with their lender to procure their mortgage pre-approval letter, which strengthens their offer and is necessary for me to negotiate the best price and terms for my clients.  When you see the property you love, you’re ready, willing and able to make a quick, yet informed decision.  The days of “sleeping on it” or “thinking about it” are over for the foreseeable future.

Who pays the Buyer’s Agency fee?
